BOARD MEETING TOPICS – SEPTEMBER 9 OPEN MEETING
At the September Board Meeting, the Board will review and discuss a variety of community projects, maintenance items, and policy considerations, including:
Lobby Refresh Project – Discussion regarding whether to move forward with replacing the main lobby sofa and updating the seating area or defer the project until a more comprehensive future lobby renovation is considered.
Rental Restriction Survey – The Board will consider distributing a community survey to gather homeowner feedback regarding potential rental restrictions and a possible future amendment to the CC&Rs.
Social Lounge Window Treatments – Continued evaluation of shades, drapes, and other options for the Social Lounge to improve comfort and functionality for residents and event users.
2027 Reserve Study & Budget Planning – Review of the Association’s long-term reserve funding plan and preliminary operating budget to help prepare for future maintenance, repairs, and capital improvements.
Electric Vehicle Charging Rates – Discussion of potential adjustments to EV charging rates to better align usage fees with the Association’s actual electricity costs.
Critical Building Maintenance Projects – The Board will review proposals for generator repairs, cooling tower equipment, condenser pump improvements, and other infrastructure projects that help ensure reliable building operations.
Fourth Floor Barbecue Replacement – Review of recommendations to replace the existing barbecue equipment with more user-friendly and reliable grills for residents.
Project Tracking & Transparency Policy – Consideration of a proposed policy designed to improve project oversight, accountability, and reporting for Association initiatives.
Organic Waste – Discussion regarding whether organic waste bins should remain on each residential floor or be consolidated to a central location.
Board Meeting Frequency – The Board will consider transitioning from every-other-month Open Session meetings to a monthly meeting schedule to allow for more timely discussion and decision-making.
Residents are encouraged to review the meeting agenda and participate in the Homeowner Forum at the beginning of the meeting to share questions, comments, and feedback with the Board.
RECEIVE ANNUAL ASSOCIATION DISCLOSURES BY EMAIL
Did you know you can choose to receive the Association’s annual disclosures packet and the financial review document electronically instead of by mail?
Each year, the Association distributes several important documents to homeowners, including the annual disclosures and budget packet and the financial review. These documents can total numerous pages, resulting in significant costs for printing, envelopes, and postage. By opting to receive these documents via email, you can help the Association reduce these expenses while also receiving important Association information quickly and conveniently.
Signing up is quick and easy!
- Log in to the homeowner portal.
- Select Property Info from the menu on the left-hand side.
- Locate Consent for Email Distribution on the right-hand side.
- Click the pencil icon to edit your preference and provide your consent to receive Association disclosures electronically.

NEW DATE: OKTOBERFEST HAPPY HOUR
Come join your neighbors for an Oktoberfest Happy Hour on Wednesday, October 7th, from 6:00–8:00 PM in the Social Lounge. Beer, brats and bites will be provided, and non-alcoholic beer will also be available.
Maximum of 2 adults per unit. A $10 per person deposit is required to reserve your spot. The deposit will be refunded when you attend the event. If you are a no-show or cancel after September 18th, the deposit will be forfeited. Please bring a $10 check per person to the front desk to confirm your reservation. Owners may choose to charge the deposit to their account on the registration form. Please RSVP by Friday, September 18th. We hope to see you there!
WINDOW WASHING SCHEDULE
Window washing service is tentatively scheduled to begin Wednesday, September 9th, starting at the southwest corner of the building.
- The West Side is scheduled for September 9–14
- the North Side for September 14–17
- the East Side for September 17–22
- the South Side for September 23–28
- and the Midrise & Ground areas for September 29–October 1
Please note that dates are subject to change due to weather, mechanical issues, or other unforeseen circumstances. Residents are reminded to keep their windows closed while washing is being performed on their stack. If you would like the windows on your balcony washed at your own expense, please contact Carlos Lopez at (619) 315-9697 or clopez@ubscompany.com to schedule the service.
ARCHITECTURAL APPROVALS REQUIRED
Planning a home improvement project? If you are considering custom built-ins, cabinetry, closet systems, or other permanent improvements to your residence, please remember that these projects require prior approval from the Design Review Committee (ARC) before work begins. This includes installations such as California Closets and other permanent fixtures or alterations to the unit.
In addition, any new HVAC installation or modifications must receive ARC approval before work is performed. These requirements help ensure that improvements comply with the Association’s governing documents and building standards. If you are unsure whether your project requires approval, please contact Management before moving forward.

ANCHOR UTILITY – SIGN UP FOR E-STATEMENTS
Anchor Utility, the Association’s water submetering provider, will begin charging residents for paper statements.
To avoid this fee, we encourage all owners to enroll in e-statements. To sign up, visit www.anchorutility.com, click “LOGINS” in the upper-right corner of the page, and select “RESIDENTS.” Then click “SIGN UP.” Please have your most recent statement available, as you will need the unique security code listed on the bill to complete the registration process.

POOL & SPA FACILITY REMINDERS
To help ensure that everyone can safely and comfortably enjoy your pool and spa area, please review and follow the rules below.
Access: Pool and spa use is limited to residents and their guests.
Guest Limit: Each unit may have a maximum of four (4) guests at any given time. Guests must be accompanied by the hosting resident at all times.
Be Considerate: Please do not monopolize the pool or spa facilities. Glassware is prohibited in the pool and spa areas.
Supervision: Parents and responsible adults are responsible for supervising children at all times. Children who are not toilet-trained and incontinent persons must wear an approved swim diaper or special swim trunks. Regular cloth or disposable diapers are not permitted in the pool or spa.
Flotation Devices: Only small-child flotation devices, such as water wings, are permitted.
No Pets: Pets are prohibited in the pool and spa areas. Please contact Management for service animals.
Towels: Towels must be placed on pool furniture to protect the furnishings. Guests without a towel will be asked to retrieve one from their residence.

San Diego is a wonderful city that offers plenty of fun and exciting events. Management will post some items that hopefully pique your interest and get you up and out in the city. San Diego Padres vs. New York Yankees at Petco Park -September 4-6-Petco Park
With just 22 games remaining, and the Padres neck-and-neck in the NL Wild Card standings with the Arizona Diamondbacks, every game counts and several pivotal series remain, including a three-game set against the home run-happy New York Yankees. After finishing their road trip, the Friars will head home to face the Bronx Bombers this Friday (6:40 p.m.), Saturday (4:15 p.m.) and Sunday (1:10 p.m.) at Petco Park.
Miles Davis, Sonny Rollins, & Dizzy Gillespie: A Night in Tunisia and more at- The Rady Shell-September 5
Take a trip through the genre-defying collaborations of jazz titans Dizzy Gillespie, Miles Davis and Sonny Rollins during A Night in Tunisia this Saturday (7:30 p.m.) at The Rady Shell. Named for Gillespie’s famed jazz standard, this concert will feature a soundtrack chock full of jazz with Afro-Cuban rhythms played by the 17-piece KSDS Orchestra, helmed by local trumpet aficionado Gilbert Castellanos. Before the main event, there will be a performance by the Young Lions Jazz Conservatory All-Stars at 6:30 p.m. Tickets range from $47-$103 for this concert.
