FINAL REMINDER: RENTAL CAP SURVEY CLOSES OCTOBER 7, 2026

Thank you to everyone who attended the August Town Hall meeting on a potential rental cap for Savina. As a follow-up, the Board of Directors released an owner survey on September 23. To date, we have received 142 responses, representing nearly half of Savina’s 289 units. Thank you to every owner who has taken the time to participate!

With only a few days left, we encourage every owner who has not yet responded to take the survey before the October 7 deadline. Whether you support a rental cap, oppose one, or are still undecided, your perspective will help the Board decide whether to move forward with any proposal. Please note that no CC&R amendment or membership vote is currently being proposed. The survey is simply a way to gauge owner interest and gather feedback.

How to Take the Survey
Access the Survey Monkey link provided via email. There are also signs in the elevators with QR codes. No account, password, or download is needed. Answer each question, then enter your unit number and last name and click “Done.” Your response is not recorded until you click “Done,” so we recommend completing the survey in one sitting. If the link does not open, copy and paste it into your browser’s address bar.

Please submit one survey per unit. If your unit has more than one owner, please coordinate and submit a single response.

If you have questions or trouble accessing the survey, please contact Alma Galindo at agalindo@actionlife.com or 619-255-1204. Thank you for your time and participation.

UNDERSTANDING SAVINA’S ELECTRIC VEHICLE CHARGING RATES

At the September 9, 2026, Open Session Board Meeting, the Board approved updated pricing for Savina’s Level 2 and Level 3 EV chargers. Effective September 16, 2026, a $2.00 fee per charging session was added to help offset taxes, franchise fees, and delivery charges, and the energy rate is now $0.33 per kWh, regardless of the time of day charging occurs.

Why a Flat Rate?

Some residents have asked whether the building’s time of use (TOU) rates were considered in this decision. They were. When rates were first adjusted, residents were encouraged to charge during off peak hours to save the Association money. That approach worked almost too well. With so many residents charging at the same time, a new issue emerged: demand charges.

Commercial accounts like Savina’s are charged a premium each month based on the highest level of electricity demand recorded during that billing period, no matter what time of day it occurs. TOU pricing does not apply to these charges.

How the Rate Was Calculated

The new rate is based directly on actual costs. By dividing the total cost of each SDG&E bill over the last three months by the kWh used, the average cost came to $0.33 per kWH. Some months were higher and some were lower.

Help Us Manage Charging Demand

Residents can help control charging costs by varying their charging times whenever possible. Spreading EV charging throughout the day reduces peak demand and helps avoid unnecessary demand charges. If your EV allows you to schedule charging, please consider varying your daily charging times rather than charging at the same time each day.

The Board will continue monitoring EV usage and billing and will review the data again at the November Board meeting. Adjustments may be made as needed to ensure charging rates remain fair and accurately reflect the Association’s costs.

WOOD REPAIRS NOTICE: STRONG ODORS EXPECTED

Please be advised that IRX will be performing wood repairs on the 14th floor on Thursday, October 8th and Friday, October 9th. During this work, there will be noticeable odors from the products being used. These odors may travel through the building, including elevator lobbies and common areas. We appreciate your patience and understanding as we work to maintain and improve our community.

FAREWELL & BEST WISHES TO JOSE CASTRO

Please join us in saying farewell to Jose Castro, Savina’s Chief Engineer, whose time with the community was brief but truly impactful.

During his tenure, Jose brought a level of expertise that made a real difference for the Association. Many repairs that would normally have required outside HVAC technicians or plumbers were handled in house under his leadership, costing the Association only the price of materials. These savings, along with his hands-on approach and dedication to keeping the building running smoothly, will benefit Savina well beyond his time here.

Just as important as his technical skill was the way Jose worked with people. He built strong relationships with his colleagues, especially Fernando, Savina’s second Engineer, who served as his right hand. His professionalism, approachability, and willingness to help made him a valued member of the team.

While we are sad to see him go, we are happy for Jose as he returns to the commercial world, where his career first took root. We thank him for everything he contributed to Savina and wish him continued success in this next chapter.

Thank you, Jose, and best of luck!

TRASH & RECYCLING REMINDER

With the recent change in pickup schedules following our transition to a new trash hauler, we need everyone’s cooperation to help keep things running smoothly.

The main trash and recycling bins are located on P1. Items that do not fit in the trash chutes must be taken directly to the bins and should not be left in the chutes, floor trash rooms, or around the bins.

On nearly every pickup day, we find large amounts of unflattened cardboard boxes stacked in and around the recycling area, causing bins to overflow. While our hauler has been accommodating, continued overflows may result in additional service charges to the Association.

Please take a moment to break down and flatten all cardboard boxes before placing them in the recycling bins. Proper disposal helps keep the area clean, reduces costs, and minimizes the need for violation notices and potential fines.

PLEASE DON’T FLUSH WIPES

On Saturday, September 26, the Association had to call in plumbers after every toilet in the 4th floor women’s restroom backed up. Clearing the lines took considerable time and resulted in a bill of nearly $900. The cause? Wipes.

Wipes should never be flushed, even those labeled “flushable.” They do not break down like toilet paper and can quickly clog pipes. Incidents like this one are paid for by the Association, which means they affect every owner.

SOCIAL LOUNGE CATERING & EVENTS

To help ensure a safe and successful event, any caterer or food service vendor hired for an event must provide proof of liability and worker’s compensation insurance. The Association must be listed as an additional insured, and proof of coverage must be submitted at least seven (7) days prior to the event.

Please note that vendors who do not provide the required insurance documentation by the deadline may not be permitted access to the property on the day of the event. We encourage residents to coordinate with their vendors early to help avoid any disruptions to their event plans. Thank you!
