DRAIN MAINTENANCE REMINDER

Notice a sewer-like smell in your bathroom? The likely cause is a dry drain trap.

Every sink, tub, shower, and floor drain has a P-trap, a curved pipe that holds water to seal out sewer gas. When a drain goes unused, that water can evaporate and let odors in. Keeping traps filled is each homeowner’s responsibility.

Easy prevention:

  • Run water in every drain at least once a week, especially in rarely used fixtures.
  • Use your bathroom exhaust fan to keep air moving.
  • If an odor persists, contact a licensed plumber and advise Management.

Traveling? Ask someone to run your drains while you’re away.

Sewer gas is a normal part of every plumbing system, but nobody wants it in their home, and a few simple habits go a long way toward keeping it out.

BURGEON GREASE TRAP CLEANING – WEDNESDAY, OCTOBER 14, 2026

Please be advised that Burgeon will be hiring a vendor to clean the restaurant’s grease trap on Wednesday, October 14, 2026, between 5:00 – 7:00 a.m. During this time, there will be strong odors in the garage, and we recommend avoiding the area if possible.

Savina’s engineer, Fernando, will be on-site at 6:00 a.m. to activate the ventilation fans and help air out the garage. If you have any questions, please contact the Front Desk.

Homeowners are encouraged to attend the next regular session meeting on Wednesday, October 14, 2026 at 6:00 p.m. in the Social Lounge and via Zoom. The agenda, including the Zoom link, is posted in the elevators and on the bulletin board. See you then!

NEW BARBECUE GRILLS ARRIVE FRIDAY, OCTOBER 16

We’re excited to announce that the community’s new barbecue grills will be installed on Friday, October 16.

To allow the installation to be completed safely, the barbecue area will be closed all day on Friday, October 16. We appreciate your patience and understanding. The new grills replace the old glow-plug ignition with a spark ignition system, which offers more reliable lighting and better performance in the high-wind conditions we often have at Savina. They also include extended warranty coverage and replacement components, and our maintenance team will receive complimentary training to keep the grills running well and reduce downtime.

We will let you know as soon as they are ready to use!

UNDERSTANDING SAVINA’S ELECTRIC VEHICLE CHARGING RATES

At the September 9, 2026, Open Session Board Meeting, the Board approved updated pricing for Savina’s Level 2 and Level 3 EV chargers. Effective September 16, 2026, a $2.00 fee per charging session was added to help offset taxes, franchise fees, and delivery charges, and the energy rate is now $0.33 per kWh, regardless of the time of day charging occurs.

Why a Flat Rate?

Some residents have asked whether the building’s time of use (TOU) rates were considered in this decision. They were. When rates were first adjusted, residents were encouraged to charge during off peak hours to save the Association money. That approach worked almost too well. With so many residents charging at the same time, a new issue emerged: demand charges.

Commercial accounts like Savina’s are charged a premium each month based on the highest level of electricity demand recorded during that billing period, no matter what time of day it occurs. TOU pricing does not apply to these charges.

How the Rate Was Calculated

The new rate is based directly on actual costs. By dividing the total cost of each SDG&E bill over the last three months by the kWh used, the average cost came to $0.33 per kWH. Some months were higher and some were lower.

Help Us Manage Charging Demand

Residents can help control charging costs by varying their charging times whenever possible. Spreading EV charging throughout the day reduces peak demand and helps avoid unnecessary demand charges. If your EV allows you to schedule charging, please consider varying your daily charging times rather than charging at the same time each day.

The Board will continue monitoring EV usage and billing and will review the data again at the November Board meeting. Adjustments may be made as needed to ensure charging rates remain fair and accurately reflect the Association’s costs.

WEATHER ALERT: TROPICAL STORM RACHEL

Tropical Storm Rachel is expected to bring heavy rain and strong winds to San Diego this weekend, with the worst weather expected on Sunday, October 11.

Rain could begin Saturday evening and continue into Monday, with possible flooding in some areas. We ask all residents to please bring in patio cushions, umbrellas, and any loose outdoor items, and make sure patio furniture is properly secured before the storm arrives. Please keep an eye on weather updates and use caution when traveling during the storm. Stay safe, everyone!

TRASH & RECYCLING REMINDER

With the recent change in pickup schedules following our transition to a new trash hauler, we need everyone’s cooperation to help keep things running smoothly.

The main trash and recycling bins are located on P1. Items that do not fit in the trash chutes must be taken directly to the bins and should not be left in the chutes, floor trash rooms, or around the bins.

On nearly every pickup day, we find large amounts of unflattened cardboard boxes stacked in and around the recycling area, causing bins to overflow. While our hauler has been accommodating, continued overflows may result in additional service charges to the Association.

Please take a moment to break down and flatten all cardboard boxes before placing them in the recycling bins. Proper disposal helps keep the area clean, reduces costs, and minimizes the need for violation notices and potential fines.

PLEASE DON’T FLUSH WIPES

On Saturday, September 26, the Association had to call in plumbers after every toilet in the 4th floor women’s restroom backed up. Clearing the lines took considerable time and resulted in a bill of nearly $900. The cause? Wipes.

Wipes should never be flushed, even those labeled “flushable.” They do not break down like toilet paper and can quickly clog pipes. Incidents like this one are paid for by the Association, which means they affect every owner.
